The Calgary market remains steady at the moment, with 1,439 single family home sales for the month of June 2008. The median price of single family homes was $408,000. Condo sales came in at 1,253 for the same time period, and the median price was $315,042.

Calgary is Divided into Four Quadrants:

  • Northwest Calgary - Located West of Centre Street and North of the Bow River
  • Northeast Calgary - Located East of Centre Street and North of Memorial Drive
  • Southwest Calgary - Located South of the Bow River and West of Centre Street
  • Southeast Calgary - Located south of Downtown and East of Macleod Trail

Calgary Demographics

According the 2006 Canada federal census,there were 988,193 people living in Calgary. Males consisted of 49.9% and females made up 50.1% of the population. Children under the age of five accounted for about 6%. The average age in Calgary was 35.7. During the period of 2001-2006, Calgary's population has increased by 12.4%. The density averages out to 1,360.2 people per square kilometer.

Calgary Weather

Calgary has a semi-arid climate with long, dry, and highly variable winters. Summers are are moderately warm. Calgary averages more than 20 days per year of thunderstorms, mostly occurring during the warmer summer months. Calgary is also prone to hailstorms because it lies right on the edge of hailstorm alley. The general seasons are as follows, but it must be noted that since Calgary's climate is highly variable:

  • Winter: November to Mid-March
  • Spring: Mid-March to May
  • Summer: June to August
  • Autumn: September to November
